This four-story mixed-use student housing project will include ground-floor retail and three additional stories of residential, in an in-fill redevelopment optimizing a 34,000 square-foot site.  The project also involves deconstructing an existing two-story multi-unit residential building constructed in 1926.  The new building will be constructed with modern, sustainable design that also integrates with the historic nature of the surrounding neighborhood. 

The residential component of the project will include 40 units, including 1,2,3 and 4-bedroom formats.  Units will be constructed to enable tenants to enjoy views of the mountains, Colorado State University’s celebrated green space named “The Oval”, and the historic rooflines of Fort CollinsOld Town, employing large windows and patios to be integrated into each residence.

Unique challenges for the project are typical to urban infill.  Adoption of the project's design required acceptance by surrounding residents who are sensitive to aesthetics, traffic flow and building height.  Four stories were chosen as the optimal building height, despite zoning tolerance for up to five stories.  Site constraints are also a key on the project, integrating both covered and uncovered parking and covered bicycle storage on a 3/4-acre site.
